I bought a four plex, FHA in April 2020 3.5 % down in Ohio. Try Liberty mortgage and if they cant for you, ask them who can. That's who i used. Best of luck.

Xpress loans 911 is a major scam!! Andrew of Xpress loans sent me a term sheet for 15% down at 6-8% interest on a 30 year loan in which I had to pay 1,295$ commitment fee. Once I paid and went through the loan process with Rory Fernandez the underwriter , the week of closing they told me they couldn't find a loan with those terms. I was calling them multiple times a day to make sure everything was ready for closing and they still dropped the ball, and now are just keeping my money AFTER THE OWNERS Robert & Jill Berg said they would refund my commitment fee if they couldn't find me a loan with my terms. TERRIBLE COMPANY THEY WILL KEEP YOUR COMMITMENT FEE AND NOT FIND YOU A LOAN !!!!

I always get a Gift for my agent. I know they are doing their job but I am over joyed when they make it effortless for me. I want them to know I appreciate them .  Congratulations! You must be doing a good job  @Steve K.

I can only say that each property I have purchased has been older than the example you gave, but updates had already been done to them. Plumbing , electrical etc.

I would check with your account. My accountant let me write off all expenses when I made a purchase but if I did not he said couldn't write the expenses off.

I was under the impression that most would let you see all the units once there was a contract in place.  What is their  reason for not letting you see everything?

I am doing fine with my two turn keys in Ohio. I think the trick is making sure you are patient to find a good deal. The last one I purchased last year was turn key for 41,000 and it appraised at 63,000.  The people needed to move and I was in the right place at the right time. I did not go through a turn key company because I hadn't found one that I felt comfortable with.  Turn key is what I prefer!
