@Bryan S. I spoke with https://www.caskconstruction.c... Who I spoke with was very knowledgeable, and if I were to go through with it, I would use them. I did find out that the adu has to be less than 40% of the total square footage of the main house. So for me, I don't think it is worth it for the project I was looking at.

Does anyone have any experience building an accessory dwelling unit in or around Saint Petersburg or the surrounding area?

What kind of rent do you think you are going to get? I don't see how this could cash flow

@Marty Johnston I am looking for anything I can get at this point within reason of course. The property is liveable but needs to updated out of the 70's. I have emailed you my rehab budget and some other things of interest.

Purchase price is 750k as is condition it is worth 800+ ARV 1,100,000

My contract is 1/31/2021 I have asked the seller for a 15 day extension but he has not signed it yet. 

Minimum LTV 70%

I have a 5-unit apartment under contract. I thought my lending was squared away, but my brand-new broker ordered a residential appraisal instead of a commercial appraisal. Now I am trying to find a commercial bridge lender with very little time left on my contract.

I have discovered that not many lenders will lend on apartments under 500 square feet, and 3 of the apartments in this complex are under 500 square feet.

Does anyone have a referral to a rock star in this lending space?

@Dave Spooner & @Ivan Terrero Thank you so much for your feedback!! I think Florida will be where I am going to focus! 

@Terry Lao I have been looking at all the 4plex at Vegas and almost jumped at a couple. The best cashing flowing one seems to be in TERRIBLE areas unless I am missing something... I am also a little concerned with the market in general and want to see what the next 6 months hold.
