@Brian Pulaski thanks . Zillow has it valued at 158k. It’ll probably be a flip or wholesale depending on the price. It’ll be my first time if I get them to accept.

Next week I’ll be meeting with an owner that I know will be selling their home this summer/fall. My expectation is the owner will want market value for the property. How do I get them to accept less? Please share some experiences that have been successful for you. I’m also in the Indianapolis area if that help. Thanks

@Frank Geiger This would be my first flip. I do plan to pitch to some friends and their friends about putting in the upfront cost. I wanted to make sure I have the numbers correct before doing so. What are your thoughts on their ROI, I think 10% is a fair number. Also how do I pitch it? do you know of any webinar, tools to help with this? Thanks

Can you guys provide some good strategies/advice for doing a subject to the existing loan deal?The house is listed for 60k and has been tenanted since he bought the house some years back. Haven't gotten any information on the loan or if there's any equity in the house. Any information would be appreciated. Thanks

I am searching for my first investment property. Is it better to start with a $30k duplex or $100k and above. Can someone share why a person would want a more expensive over a lesser cost duplex. What are the pros and cons of each if you don't mind? Thank you!

Its in the area of 33rdcand college ave. I just thought it was a good deal because of the houses that are being fixed up and resold.

Ok, thanks my reason for asking is, Ive paid for a seminar before and everything that was taught was what I knew already. This is for Commercial real estate investing. Sorry I didnt make that clear.
