also try to keep as much of your own cash on hand so you don't get into a cash flow problem. Use the investors money just manage your intrest rates correctly.

Tony,

If you have good credit try to get a credit line from the bank or an equity line on your own home if you own or have any equity in it.

I will do around 13% percent back to investors or some type of profit share depending on the value. You want to have the value of the home at around 70% of the ltv when you are done with the project. In turn you can sell the property for 85- 90% of the ltv to the potential home buyer also allowing you to help them possibly with a down on a fha loan which right now just about any body can get they just don't have the down payment. You should be able to move the property fast this way. Hope this helps.

Does anyone have any short ads they run on craigslist to find buyers? I have two good wholesale properties I'm trying to unload and need to find some buyers. I'm new at the wholesale game. any tips would great. thanks

Can him! there are plenty of other people who will be willing to take the work.

By the way I have been in the construction business for over 10 years 90% of all painters will work for free if there is liquer in the water cooler.

Just a joke they are all drunks or at least 90% of them.

I am a general contractor and own several rental properties. The door stops on the hinges are the best way to go. Easy to install as well. Hope this helps.
