50k for a 4 day crash course...the next event is always an up sale.......you don't need a guru find a local investor you can have coffee with a few times a month.  If it sounds to good or easy it's a scam!  Good luck

@Nick Deshotels in my area I have done lots of tear downs but as the years past I found a company that moves houses and pays me for the house and hauls it away I just have to grade the lot prior to developing it.  

There is no exact formula for a tear down you just need make sure your rebuild will justify the cost.  In Raleigh we pay 175-250k for a tear down in the itb but the rebuild is justified at that price.  New construction can bring 250k+ a sqft.

Example of a move job the mover will give me 7k for a house that he will move to land out in the county rehab and sell for 150k good deal for him.  

For me it would cost 7-10 k to tear the average house here and about 4-6k to tear down and haul off the house. Plus 3k-4k to grade etc the lot so essential I break even with a clear lot to build. Sometimes there is enough remaining to cover permit cost. 

Just an idea to think on outside the box. I just happened to meet the guy and had no clue for year I bulldozed tons of houses I should got paid for.

just out of curiosity how and why do they select certain members for podcasts?  

@Cal C. It's all about the cash flow anything else is crazy in my mind. I want my cash back as fast as possible on every deal. I would rather buy a 10k ghetto house and get 375-400 a month then buy 250k property with a negative cash flow and HOPE it is worth more in the next five years.  Seems like a bad idea to me.  I sometimes wonder if anyone learned anything from 2000-2008?

@John Mathewson as @Aaron McGinnis stated you don't really save as much as you think I buy lots of fixtures farm sinks etc from Amazon also other materials from discount center and other suppliers that if you go in and sit down with a sales rep you will get a hell of a lot better deals that what is on the price tag in the store front.

But John what I do for every project is lay out a scope of work and spec sheet that is itemized in categories which lays out how many sq ft, sku or item # the store, location in the house, etc etc I would be happy to share this with you.  Order say you tile all at once when needed, or all your plumbing fixtures at once. So supply house will break it out  how you please or compile several tickets broken down for you.  I simply try not to go to the store 20 times a day. Also in quick books you can itemize your budgeted item in the chart or accounts area and usually just code them ie 0023 exterior doors.  Hope that helps

renters insurance only usually covers there contents anyway. Any major issues your insurance will cover.
