To make a long story short, I manage some properties locally, and I had a couple of my maintenance guys over at one of the houses to do a quote on a roof repair. I got a call a couple of hours later from the tenant's boyfriend (who also lives there) saying that the girlfriend's wallet was light $100.00. Supposedly they checked everywhere, and the girlfriend claims that she was with the guys "most of the time they were there" but could think of a couple of times they were in the same room as her wallet and without her. Now, these guys have done a bunch of work for me and other customers, and they're in and out of people's houses all the time and I've never once had an issue. I'm just looking to see what you guys would've done and compare it to how I handled the situation. Any input is greatly appreciated!

Not sure if it will fit your needs, but I've been starting to use Insightly a little bit. I like it so far - also has an iPhone app.

Steve Santacroce I've looked into both as well, and I was kind of disappointed there wasn't a NARPM chapter in Albany or so at least!

Terri Martin Start pounding the pavement and networking with realtors who are doing a decent volume of investment business. They always know investors and most don't want to handle the PM aspect.

Go with Grant Cardone. Depends what area of sales you need the most help with it I would start with If You're Not First, You're Last. It's a great book on prospecting, follow up, and keeping your pipeline full.

Try to house hack a triplex or four plex using FHA financing, max out your seller's concessions and rent pro-rations should get you as minimal of a down payment as possible!
