@Bao Vuong - I have been part of many deals here in the Denver area where you can cash flow quite well. You just have to get creative. If you DO want to invest in Denver, I would suggest purchasing a single family residence and renting it out by the room. We are seeing cash flow of $1,000 to $2,000 per month in these scenarios. 

If you are able to live there (house hack), then you can put as little as $15,000 to $20,000 down. If you don't, then you are looking at closer to $80,000 down.

@Roger Kelley - Craiglist is just okay. I get most of my tenants from Facebook Marketplace, Realtor, Trulia, Hotpads, Zillow, and some of the more legitimate sites.

@Evelyn Castillo - I would say give it a shot! Maybe try to get someone in on a short term or month to month lease. That way if you don't like it, it's very short lived. 

I would take note of everything you do INSIDE your house right now and try to figure out just how you would get that done in a van. Showering? Cooking? Using the bathroom? 

With the rent by the room strategy, you could still use the house for all of these things and just treat the camper as your bedroom. If you are renting to a family, I doubt they will like that. 

I would put up a "teaser" listing on Facebook Marketplace and Craigslist to see if there is any demand for rent by the room. If not, then go the single family route.
