That would be up to you. He is on the hook gir all of it, but you would have to go after him. You could release him from the contract with his share.

Loan amounts are irrelevant in capital gains and basis calculations.

Well if you pay a contractor $609 or more in a year you are required to file a 1099-nec

So far most middle class and high income earners are still doing well. Unemployment is affecting mostly travel, hotel and restaurant workers. A little more than 4% of mortgages are in forbearance right now. Only 25% of them are on forbearance due to job loss. The rest due to fear or trying to build up cash. That means that 1% are at risk. Some of these will be able to do loan modification, and many more will be able to sell because of low inventory and high demand. If this continues there will be no real estate issues. I do see future opportunities in Vegas, San Fran and New York.

Look at her other debt payments. Does she have a car loan?  Can she refinance or sell the car? Really increasing income or lowering monthly payments is the only way to lower dti.

It is always a good time to invest. Investing is about the future. Also in real estate there are always opportunities. Look for them. I am under contract to buy a new townhome. The builders got scared and dropped their list price by $15k. I knocked a few k off of that and I have licked a 3% interest rate. Before Covid the numbers didn’t make sense. Now they work so I am buying. And they have already raised the price again as they saw they didn’t need to be scared. I have instant equity on a new construction project and my area is hot with appreciation.
