Ever thought about doing the vacant units over, raise the rents, then shift your current tenants to the higher priced units, then do those? Seems like a good solution as long as the current tenants meet your criteria. Old windows probably won't be a big draw or something a long term tenant wants to deal with, once they have condensation and mold from the moisture. Just a thought.

Sadly, I am in the same boat in the Queensbury area Eric. I am just biting the bullet and going it alone until I find a group with skills, money, time and DRIVE. Four things that my friends don't all seem to have. Good luck and don't give up. Maybe after a couple successful endeavors they will be calling you!

Thank you all for the input. I have decided to keep it a 3-1 and steal the bath linen closet for the bedroom. I have moved the doorway to also add some space for the bedroom. Double vanity will add storage also.

Hi all,
I'm looking for 2 or 3 investors to partner up with in Saratoga springs or Queensbury NY area on multi family properties. What is the best way to locate like minded people? The closest rei group is an hour away and I would rather have a local group. Any and all advice is welcome and thanks in advance.

My process is to search on Zillow and Trulia, as well as agent feeds. If I think it's a good deal I do the leg work and view the property (outside) without the agent. If all goes well and I still like it, I THEN contact the agent. This works for me because my agent is very accommodating and realizes that he will most likely have an offer to submit and I haven't wasted his time on useless viewings.
