My partner and I are real estate/transnational business Attorneys and real estate Brokers. I have been working in property investment for over 10 years. I have several projects going on in Massachusetts and want to be able to design my own floor plans and 3D rendered walk-through. I have no experience with CAD

Good morning BP,

Could really use some input, doing a flip in Arlington MA. What will be a better selling point, open concept kitchen/living room or a closed off wall to allow for my cabinets in the kitchen? Without the wall there is minimal cabinent room, toying with the idea of putting in glass cantilevered top units that open both from living room and kitchen. 

Thoughts?

Can anyone recommend a good alternative to MLS, Trulia and Zillow. I use Loopnet for commercial properties and would like something like that to generate easy PDF files.

Going to market in a few days and need a more accurate and comprehensive guide that's not woefully unrepresentative or a big advertisement.

As a former law student/renter in Boston I know you can reject us based on what we do. Its not necessarily a good idea as @Account Closed mentioned we are for the most part great tenants. The issues come from when there is a dispute but if you are well versed in LL/Ten law you should not have an issue. Most of the places that did not like lawyers were sketchy slum lord types that were likely engaging in less then legal LL activities, and us lawyers know our rights.

At my current flip I got the vanity we are instaled at Ikea and built it myself, the sink at home depot and the mirror at home goods aprox. $350 all in. Painted ourselves $50. Kohller hands free toilet $260. Plus labor and tiles it was all done for $1200. It looks good and will add value to the house on sale.
