Congrats @Nick Noon! great first step, with that kind of money you have the ability to turn a good profit. I have some ideas for you for a good starter property at a great price. Some MLS, some off market, and some foreclosures at great price points. Shoot me a message to specify what you are looking for.

Working on a flip that is near completion. We are sub dividing a Multi into condos and selling off each unit individually. The bulky stone garage needs to go so we can create 4 separate spaces. The hose is old so in order to demo it with town approval we need signatures and a public hearing next month to get approval. We want to miss the April inventory boom here in Massachusetts, ideally have it finished next week and put on the market ASAP. Do you think that's wise even with the hearing and demo completion not till the end of April? OR should we wait till its completed to begin marketing?

We could always "accidentally" crash a back ho into it tomorrow to solve all our problems. JK

Thanks

Play to her interests, she likes to decorate so have her to a hypothetical interior decoration on a property you are looking to buy. HGTV is own non stop at my house and my GF loves it now and would really like to do a project with me like the show "Fixer Upper".

I like it so far but I got it on Audio book can anyone help me find their website that has all the diagrams? Its kinda basic so far and the fictional narratives are a bit hokey. Maybe I need the diagrams to get the full picture.
