@Glenn Levy #1 was great and cracked me up at the same time. Laughter is needed. Since I have found the location of the smells, I now know better how to get after it with Isobel odoban/killz/flamethrower lol.

#2. My life exactly. Valedictorian at the school of hard knocks. I'm trying to take everything in little by little and learn what I can from it. I keep reminding myself that you learn the most from mistakes farther than successes, and that the first time you do anything new is almost alleys the hardest.

@Theresa Harris renos are something that are completely alien to me. I have no idea about them yet. I'm going to have to start digging in and figuring them out. I want to be able to raise rent by about $25-$30.

@Kevin Hunter, this is one of the biggest driving factors in my life right now. I see my mum struggling and it breaks my heart. I don't want to end up like that, and I want to be able to help her. She has always wanted to do real estate but never had the chance, then she got scared to try because of SSI, unemployment, AARP, etc., so she stopped. In the last few months I've had several sit downs with her and talked through her fears and mine, she now wants to get into this as well. I only recently started really taking charge of my life. This has been a wild ride and I'm only getting started.

Do you have any words of encouragement I could share with my mum/family?

@Theresa Harris I do have plans to build a privacy fence and a carport/garage. I haven't started looking into more then that yet.

@Abigail Pusey I'm actually glad they moved out, I wish I had known first though. The reason I'm glad is I have a nip smoking and no pet policy, they had pets and smoked a lot of weed and cigarettes. I don't have a problem with them, actually love them, but the dog was a pit bull and insurance wouldn't have liked that. Also, as someone previously mentioned, they made it smell like that they might have been more of a headache than it was worth.

I'm very thankful for BP right now. My head is chatting and I'm getting my excitement back. Everyone has been so helpful, thanks for letting me rant and freak out a little!

@Colin Merrill dogs, cats, lots of weed and incense (yuck), also other smells to try to hide the "recreational" smells. I think I found the main source of the odor and just killz'd it. I'll have to remove the baseboards after I finish this and clean/replace them. I'm staying to feel tons better as the progress is made.

@NaDean Bowles thank you! my first deal was almost 4 properties bundled together for a total of 10 units...I'm glad that deal fell through honestly. I think this being my first deal is the best so I can start very small and figure things is.

Just got back from Home Depot getting painting supplies and other things to finish the repairs. going to try to knock it all out by tomorrow and put the place up for rent!

@Michael Beninati I needed to hear that.  I started kind of getting knots in my stomach because of the many trips to Home Depot.  It felt like I was just hemorrhaging funds.  Also, not wanting to "mess up" with how my banking/spending was structured.  I am still trying to learn the bookkeeping/accounting side of it so that my CPA won't scream at me come tax time! lol

@Timothy Durante I did just that, that is why it has taken me a while to get back to responding.  I sat down and made a list of things that needed to get done and started doing them.  I forgot what I had saved the extra money aside for and was thinking that I had to do *everything* on my own.  I went out right after posting my little freak out and hired a lawn care team of people whom I knew their work was good, hired a cleaning service to deep clean the property, and focused on getting fully moved in.  I have moved in and already completed several of the repairs that needed to be done.  The unit is needing a new paint job inside and then it will be ready to be rented out!  I know the cashflow on the property is not the greatest that it could be, but once it is rented out, it will still save me a lot of money that I can take towards another deal.

Thank you, I was not feeling too proud of myself, I was sitting there staring at things thinking "what have I done?" but I am feeling quite a bit better today and hopeful that I can have it rented out by the end of the month!

@Nicole Heasley Beitenman omg, I know that staring feeling.  I walked into the empty apartment, took a deep breath, immediate regret and for the first time in *years*, I didn't know what to do or where to start.  

I am excited and still a little scared.  I'm still not sure why I'm scared, must be newbie jitters.  I didn't let fear stop me from going this route, I'm sure not about to let fear stop me from continuing this course!
