Thank you so so much everyone. It’s nice to have this community of people who is willing to share, help and answer questions. I see from other posts that it’s also good to do CFK to avoid the whole eviction process since my state (NJ) is a tenant state, any thoughts?

@Dennis M. What do you mean heavy late fees? My contract says late fee applies after 5 days but it’s been 15 days

Need advise... I have a tenant who has been good at paying rent for 1 year or so and he is now beginning to pay late. I waved the late payment fee on his first late payment and he was late again 3 months later. I think he lost his job. He apologized for being late this month and said he will pay the following week, then the following late comes and he only gave half of the rent due. He said he will pay the rest the following week but still no payment.

Wanted to see your thoughts on what you would do? I am usually very understanding on these things but wanted to see what others think

I am a new member and currently have a multi-family rental in Montclair, NJ. It has been a good 5 years run and currently relearning to hopefully buy my next one. Hoping to connect with someone local and join a local group to meet like minded folks.  Is there such group that exist in Montclair?

Had a few bad luck with contractor and now searching for a new contractor in NJ. My main think is honestly and punctuality. What are your key things you look for? I am in search again and found a contractor that showed us a work that was previously done and it looks pretty good but his reviewed from 4 years ago are bad.
