I was asked today by a title company for my SS on a house I am short selling. Clearly I am not taking home a check. What do I do?

"But, if its a scary location, it may not be such a good deal."

Or maybe that is why it is a deal. Looking for the next sucker to come along.

You have to have the confidence to visit or even drive by your properties.

What kind of quality, pay on time, neat and tidy tenets do you attract, to an area no one walks the streets, during the day?

The more buyers you have, the faster you can move your product, and the more money you will make. You need buyers to make money, why not have them lining up? Not unethical at all.
Just good service. .

Land is not always a good investment. You will be paying taxes on it with no chance of any kind of return. In this economy, I do not see land prices going up, so there is not a rush to buy any right now. Keep looking around. I applaud you for your early start and thinking. Do not rush into anything, we all want your first investment to be a good one.

Minna~this might not work on a house as nice as the one you have right now, but I have had fun with it in the past. Bring a bottle of Flee spray. Make sure the BPO person see what it is, and as you are spraying it all over your legs say, you do not want to go in there with out this sprayed all over. I have had people just open the door and say, man this place is a mess, I have a pretty good idea what I am telling the bank. Usually works out in your favor.

Also you will only know when the bottom is found, when the prices start back up. At that time, you and every other fence sitter will panic and chase the prices back up. Right now sellers want/need to sell. It is your, the buyers market, big time. Knock another 10 to 15% off the price, and you may not be competing with other buyers. But, you know when prices start go up, that day will cost you thousands. Is that day next week, next month or next year. Obama can not afford it to be next year. He is taxing us all he can to make it sooner. The magic question is how soon.
