@Nicolas Carrasco, I suggest you go to your local Real Estate Investor's Group, meetups (sign up with meetup.com), landlord gatherings, etc. You should be able to find the locations and the time frames on here and searching google. Good luck!

@Duane Whittaker, I'm almost 100% positive you have to be under a broker, unless there's some weird state law out there (in GA) that would allow you to be a lone operator. I'm sure a broker will chime in here, but I'm putting my money on being under a brokerage. Good luck on acquiring the license.

@Vic Delgado, While I'm not from your location and I don't know your market, but I would renovate and then seek a tenant. This is more of a personal preference, but I like to get out the heavy lifting up front. If you're able to find a tenant and talk them into renting it out for a lesser price while you renovate, and locking them into a higher rate once it's completed, isn't a bad idea either. I think you may find it difficult to find someone willing to do that though. 

My questions to you would be, do you need that extra money coming in now or can you hold off until it's all completed? Obviously this would be another obstacle that would need to be considered. Good luck!

@Sayyid Scott, there are several techniques you could use: yellow letters, driving for dollars, real estate investing groups in your area, etc. Also, there are several books out there that you may want to consider picking up that have better information. Good luck!

@Maurice Blackledge, I have not done turn key, as my strategy is a little different. However, I would agree with @Caleb Heimsoth in that it's a great place to start. You'll be able to learn about the RE investing world from a good position, but as you mentioned earlier... you'll have to pay for that half of it as well.

@Lawrence Webb, try to reach out to your local wholesalers in your area. You may also search out an investor friendly real estate agent who is more likely to help you find what it is exactly that you're looking for. Assuming you already have your financing in order to embark on the journey, otherwise your starting point is going to be a little further back.

That's why I recommend looking into the private loan aspect of things. The two I gave you will do private loans. Explain what you're trying to accomplish, and just ask what they have available to help. Also, ask what other alternatives are available.

@Andrew Koss, If the seller will not do any type of financing, even after you've offered him a deal as you're describing here, than I suggest using a form of hard money. You should be able to contact these individuals and figure out which one is offering the sweetest deal for your particular situation. You should be able to find them here on BP, or these two also do private lending: Conventus or DoHardMoney.com.  

I would also recommend you reach out to your local REI's group, and see if anyone there is interested in a deal, especially since they're more likely to be familiar with your area/market. And my final advice would be to search out other prospects in/around your area to see if another seller would be willing to work with you. Again, good luck!

@Andrew Koss, I would suggest speaking with the owners of the property you are trying to purchase. They would be able to work you out the best deal. You could also do a search for rent-to-own or land contract, and utilize whatever buying options they have available. Good luck!
