Does the owner want equity and to manage a commercial space? As the developer I would set up an owner finance agreement to buy the land and keep all the equity for myself. The value of the property will skyrocket once it is developed.

I would go on an Applaince parts repair website and buy a new door and charge it to the tenants. Looks like you might just need a new interior door film. Should be $30-40.

Does anyone out there have any experience using Xero accounting software for Property Management? I use Quickbooks for managing my properties now and use the 'class tracking' feature to set up each individual property I also use Customers & Jobs to track tenants.

My main reason for wanting to switch is because importing data into QB is a pain. It looks like xero has better bank integration. Can anyone give me a review?  Appreciate any help!

Does anyone know of a good universal replacement kit for the toilet guts? Seems like the only repair calls I get are for broken flappers and toilet handles. I've been using the fluidmaster parts from HD/lowes but they *always* break. I'm willing to pay more for a product that will last more than a few years but haven't found any. What do you use?

Agree with previous posters. Placing a group of tenants lives in danger because I want an extra $50 is not worth it ever. Fix your smoke detectors, make sure your stairs are lit with battery back-up emergency lights. Provide fire extinguishers in each unit.

The way I've always approached it is everyone living there over 18 needs insurance and is listed on the lease. If they move out or swap out roommates you need a new lease. It's a lot of paperwork but it's the best way. Say these current tenants do damage the first tenants are responsible. I also lost each specific pet in the same manor just to keep control of the situation.

I buy 10% off lowes coupons online and always use them at HD & Lowes. Plus I buy gift cards from Giftcardrescue.com and save 8-10% Then I sign up for a 2% rebate with national REIA then use a points credit card for another 2% So usually 15%-20% off at the big box stores
