Go with option 3. Don't bid against yourself. But seriously what is the difference in your cash flow if you go to 340 vs 325k?

Chad Kennedy Asset based lending is lending against assets (stocks & mutual funds) you already own. Typically 60-70% of assets under management. Figure 5-6% interest only payments.

If you have to ask this question, you already know the answer. DONT BUY IT. Trust me. I know. For me 2k was never 2k Bed bug exterminator $900 Skunk $200 Eviction court $1500 Hair brush in toilet $200 Lost rent b/c tenant paid w/ cashiers check list in mail $750 Drunk neighbor who ran car into front porch. Insurance claim. Bullet hole in house. Free Sold house after 2 yrs. unless these problems are worth "2k/mo" to you DONT DO IT

Karla Talancon There is no such thing as a "high cash flow market". It just depends on the specific numbers of the property you want to buy. I have high cash flow properties on streets where every other property wouldn't break even. Your not going to find what you are looking for by analyzing all the census data you mentioned. You need to get out there on the streets and analyze specific deals. Good luck

There are many stackable units in the 24-25" range. Bosch makes some.
Second position loan with a private lender.
I understand that when shopping for a mortgage multiple credit inquiries over 2-3 weeks will only effect your score as 1 credit pull even though the my will still show up on the report.

If there is a fire and a tenant dies you will most likely go to jail for an illegal apartment and your insurance won't cover you either. For me that's never worth extra cash flow.

You do not need high temp paint. It's not a 500 degree bbq. It's just a heater that gets to maybe 100 degrees. Any old paint will do but a semigloss or gloss will clean better than flat wall paint.
