@Michael Boyer That's a good one! or nor really too good. 

I had a tenant call to say the toilet was clogged for some reason? I told them they are responsible for blockages. They stated they didn't even put any toilet paper in the toilet. They were right because I pulled out a hairbrush from the toilet. Argh

I'm trying to compile a list of worst landlord headaches ever, to use in a direct mail campaign. 

Whats the worst call you got from a tenant?

What has been your biggest pain from owning a rental property?

If you are not a property owner tell me what you imagine your worst case scenario to be.

I would analyze it as if you aren't living there. So when you move out you stand to make $2000/mo cash flow or $500/unit. That's a great deal in my book.

Here in CT there is a plan called Pipe Safe /Sewer Safe through the water co that will cover water and sewer line replacement. About $60 yr.

The restriction is confusing, I can rent it and if I don't there is a penalty stated but I do not know if that wipes out the restriction. See restriction attached.

I'm looking to purchase a 3-family investment property but the previous owner (not the one selling it now) received state tax credits (in 2000) to complete a rehab. Now the property can only be sold to an owner occupant with max 80% of the median income. The deed says that this conveys with all subsequent owners for 50 years. Is there any way I can get this restriction removed so I can purchase the property as a non-owner occupied investor? (plus I don't meet the income requirement either)

Come on BP, help me out!

It is about creating a good relationship with your tenant. How hard is it to go over and fix these two things? 1hr? Now think of the cash flow you earned for that one hr of work. Probably not too bad. I love fixing easy problems for my tenants because it fills the goodwill bank so that when something bad/difficult happens they know that I do care and don't break my stones.

Sterling tubs are great. Get the ones with a surround included. Tile and grout will be a nightmare to clean in the long run.
