Allowances are just buckets of money held for that specific item. If you choose something cheaper or more expensive it doesn't matter. The overall cost of the project will get adjusted up or down from 320k based on your selections. The markup on items you choose can be as much as 20%. This is why he doesn't know the price of things. The $650 door you see online he gets from his local supplier for $800 and charges you $1000.

Laminate will last longer than wall to wall carpet and cost less over time. Another nice mid level option I've seen is to paint the hardwood then get a pre-made area rug 10'x10' or 10'x12' from lowes and staple it to the floor in the middle of the room. It looks pretty sharp and is cheaper to replace than wall to wall carpet.

The best way I have found is using a solution of muriatic acid. 10 water to 1. Brush iron and rinse off. It will dissolve a fine layer of grout on the surface and leave you with fresh new grout. This won't work on epoxy grout You also need rubber gloves goggles and a carbon filter mask.
When people tell me they need to move asap it means they are being evicted by the date they tell you they want to move by.

If you plan on being an investor with lots of properties and cash flow. Ask yourself if this will get you there. How many of these type of deals can you do with zero return. My guess is not many. If you plan on being a mom& pop investor with one property and work a day job this property will be fine. But since you are onBP I doubt that is the case.
Why not just buy the property? You signed the contract. Isn't it a good deal?

 Thanks for your advice, If I go went the Tenants in Common route that would be 50/50 or could you do other percentages?

Has anything like this ever happened to you? I asked the framer to widen the doorway and put in a header for a load bearing wall. Here is what I got.

A certified check or bank wire directly to closing agents escrow account is best. Try to do it a day ahead of time so you can eliminate any BS on closing day.
