These loans are called ABLF or asset based loan facility. They are a great way to have your money invested in stocks and get the gains there while also having the same money invested in real estate. I'm surprised they will do 100% ltv. Usually they will only loan you 80% of your assets. It's a great way to go.
Why is there a HOA fee on 4 family property? I would like to see a detailed list of your expenses. Does the $810 include, the taxes listed above? Insurance? Utilities? Etc

You can hire the same property inspector to do a walk through again. They already know the home and just need to do a quick walk through to make everything is still good.

Legally you need him to sign a letter stating that he accepts being removed from the lease. A wife, roommate or landlord can't just cross someone's name off and say they have no place to live. Imagine how simple evictions would be If it was that easy!

I'd be more concerned with the elec wiring. Some insurance companies don't cover you if you have old knob & tube wires.

Not unless you are doing a major renovation. Then any areas you are working will need to meet the current code.

I am buying a property and want to have an out of state friend be a 20% equity partner in the investment. However he wants to use his self directed IRA. The IRA custodian says that we need a PPM in place to have him invest in my LLC.

It seems like a lot of paperwork to have him invest, Why do we need to register with the SEC and how much will all that cost?

The property is a 4 family and I would be 80% owner and he would be a silent 20% owner. 

Any advice on how to do this?
