If I sell my rental property to an investor for 300k and finance it to him will I pay Capitol gains at once when I sell the property or yearly as I collect the mortgage payments? Assume I purchased the property for 100k 10yrs ago.

So did you find out what's causing the problem?? In my area tree roots can get into the drain pipe and clog the line in a matter of days. Even if you roto rooter them they will still grow back. Do you have any trees in the area of the sewer line?

You may have seen your last payment. If they are buying a house they could move out in 45 days before they get evicted. Start the process now. It's just good business.

@Marcus Curtis I completely agree with your comments, One negative review and things can get bad. Most of the time I've had great tenants and they usually find my future tenants. I want to capture those positive experiences and let others know that I am a above average landlord. Maybe the website like you mention is the way to go. Have you seen any examples that you like?

Does anyone know of any good landlord rating sites. I want to have my previous tenants rate their experience with me so future tenants will know that I'm not a deadbeat landlord. So far I've checked out the following sites but they all suck. Does anyone have any experience or can recommend a site? Thank you

In the past I've paid for the extra materials but the contractor had to eat the labor.

If a homeowner is in foreclosure and they file for bankruptcy will their mortgage debt get wiped out? What happens if I go but the house from them. Will they still owe the bank money and all back interest and fees. Any insights would be appreciated.

@Larry Turowski I would save it and paint it. It will come out awesome and have a cottage feel. You will need to use Kilz primer sealer for the first coat and then a white semigloss finish coat. 

If you do go with the drywall plan, as @Walt Payne said, don't rip it out, just laminate 1/4" or 3/8" over it and be done in 1/4 of the time.
