I disagree, someone with an architectural background will have the ability to make something simple and low cost look better than someone w/o that background. Just forget about the carrera marble and viking appliances for awhile ;)

Duncan, you should think about offering the skills you have (drafting, design, knowledge of construction, codes, etc) to build relationships w/ investors. I have a friend who was an architect and was fired from a big company during the last recession. Rather than look for another job she struck up a conversation with some guys at Home Depot who happened to be flippers. She started out by drafting for them, moved up to managing their projects, and eventually went out on her own and a few years later she's flipping million dollar homes.

in my experience the biggest defect that happens post-construction is water intrusion from rain,snow, or groudwater. waterproofing is easy to screw up and hard to notice once the rehab is done unless it happens to be raining when you inspect.

@Tom A. well said. "turnaround" is the wrong word, i think. in 5 years "detroit" will be something new and different.

I'd like to hear more about Jonathan's course, how did you like it?

Some contractors will have the ability or staff on hand to do their own interior design, and some do not. You really have to vet each one and find out for yourself. That being said if you do not have an eye for design it would really be helpful to have a designer on your team. I like Rick's idea of re-using a color/finish scheme over several projects, especially if you plan on scaling up and doing multiple flips at a time.
