@ Jackie Lange, in your first example, u mention you got $12000 and get the difference in payments from the wrap, what did the seller get? And did you have to put the house in a trust to avoid the due on sale clause or since the contract was assignable, you did not have to worry about the due on sale clause?

I wanted to get some advice about seller financing. I wanted to purchase a property say for about $70K with 20% down and then turn around do a seller finance for $80K to a buyer and repeat the process. I'm doing this so I can purchase multiple properties without being a landlord and get the cash flow every month. Do you think this Is this a good idea?

@Wendell looks like most of the deals that you do are HUD homes, do you find making offers on HUD homes easier to do to vs other leads?
