I'm new to wholesaling and I live in Houston TX. I've done some research on wholesaing and I found out there are 4 situations a seller usually falls in
1. seller on house free and clear
2. seller have some equity
3. seller have no equity
4. seller upside down
I understand what to do in situations 1 and 4, but not so sure what to do for sellers in situations 2 and 3. I've heard that you can take the property subject too the loan but I'm not sure how the process work. Any thoughts about situations 2 and 3 would be greatly appreciated.
Can anybody recommend a investor friendly title company in Houston TX?

I have not heard back from the seller. I will continue to follow up with her and look for other deals. I'm new to wholesaing and I understand how to wholesale a property when it's free and clear, but I really dont know what to do if the property has little equity or no equity at all. Is it ok if I contact you if I have any questions?

I have two seperate question
1. Can you do wholesaing as a realtor?
2. If the answer is yes, If your current broker is not familiar with creative financing such as wraps, and subject too, could this be a problem for the realtor who is being sponsered by the broker?
