I was curious to know if I should take courses as a loan officer at a real estate school to get a better understanding on how owner finance and wraparounds works to help me with sellers in order to become a better negotiator. Any thoughts

I have a wholesaing question? I have a seller owes $123,480k mortage fha at 5.5% 30 yr fix and the comps says its worth $140,000-$145,000 and the seller is willing to take $91,000 cash and I assign the contract to a new buyer, what happens to the the remaining balance left on the home? And what is the best creative financing technique to use?
Hello I'm new to wholesaling, and I'm trying to understand the process. Correct me if I am wrong, my understanding of how the wholesaling process works is you find a motivated seller, evaluate the property to see if it's a deal or not, make multiple offers cash, sub 2, owner finance, and option. I would need to find a real estate attorney to draft the paper work for sub 2, owner finacne, or option. Put the deal together and assign it to a new buyer. Is that pretty much how it goes?

Can someone explain to me how to make multiple offers to a seller on a wholesale deal? I've heard this term a lot but I'm not sure how this works.
