I was thinking of going to the Auction , like you said, and telling everyone that I owed the property and had made preservation improvements. Are there any negatives to calling the bank and letting them know? Do they even care? I did send a letter months ago.

I bought a house during last years tax sale in ALABAMA that was owned by a mortgage/debt company. I took possession of it after I got the tax certificate and have paid this years taxes.I also sent the mortgage company a letter informing them their house was bought during the tax sale.
Months later I was looking at foreclosures in the area and to my Surprise , the house is going for a foreclosure auction at the courthouse in about a week. What should I do? Call the Lawyer who is handling the auction? Call my lawyer?

It takes a lot of time to research. I have the same meterbox issue last year the cost of about 500 get replaced it wasn't too expensive just the labor cost mainly.

You can take possession after you receive the tax certificate ( which is mailed in about 5 days ).

I need to replace about 1900sq ft of floors(vinyl wood, $700-$1000), buy 6-10 gas wall heaters(used $500-750), painting in and out(sweat eqiuty$100), 2-4 window a/c units($500-1000), and 2 stoves and 1 fridge( $500). $3-4k in rehab?

Signature and line of credit loans have high interest rates dont they? I it looks like they all max out at 5yrs .That would mess up my cap rate and I wont be making any money for the loan that period of time. Other than the short term what is the advantage ?
