I would go with the luxury vinyl plank flooring that looks like distressed wood flooring.

Well, you could treat him like a hard money lender. Let him make 2-3 points loan origination on his amount of contribution and then pay him 1% monthly interest-only payments until closed out.

Get them to co-sign on a primary residence that you could house-hack!! Look for a duplex, triplex or even a quad.

Usually, if they have to spam blast ppl like this, I would stay away.

Get referrals from closing attorneys or other investors, that is where I would start.

We have worked with many foreign investors over the years. Started back in 2010 when the US dollar started to get weak and foreign currency was gaining some strength. At that time most of the investors we worked with were from Australia, New Zealand, and Singapore.  We were able to connect them to the right ppl to get LLCs and US bank accounts set up so that they could purchase properties and qualify for long-term private financing.

So to understand, do you want to flip these homes, or do you want to BRRR and keep them?  When you say down payment are you meaning the down payment required by the hard money lender?

The first thing you need to do if you are planning to keep the home for a long-term rental is get approved for the take-out conventional loan first. If you are just flipping then disregard this part.

You might just have to save up some more money for the down payment bc if you need to borrow for the down payment, what will you do when something unexpected happens like cost overruns and other unforeseen expenses? 

Maybe you can partner with someone on the first few.

If you are getting a bank loan you and your parents will both be on the loan as buyers. 

I suggest you also being on the loan if possible as it will help you improve your credit score for future purchases. 

What some ppl have done before you buy the home is you create an LLC with you and your parents. You then draw up an operating agreement and a resolution agreement spelling out the terms of the partnership. Once you close on the home with the bank you can then transfer the home into the LLC via a quit claim transfer. Your closing attorney can help with this.
