What you are talking about, most investors just pay out of pocket either from personal or business funds.  If this does network you could always put it on a credit card. 

My suggestion put the LVP everywhere and do not put in the carpet.

Most likely you will not see any money for the damages.

Rarely ever works in my experience.

There are a lot of benefits to going with a turnkey provider.  You just have to do some research and determine if the benefits outweigh the downside.  If you are a busy professional who can not find or doesn't have the time then turnkey might be the way to go.

The only way I see is to qualify for a conventional refi with your lender. If this does not work you may have to wait until you do qualify.

Not really. Most lenders loan based on the ARV so if your purchase and rehab are lower than the base LTV you could get a 100% loan. Some lenders no matter what require say 10%-15% down. You just have to find the right lender.

You can find newly renovated homes on the MLS.  There is a possibility you might have an easier time buying from a turnkey bc most turnkey companies do not make you bid against other buyers, usually, the first-come situation. The MLS will be full of multiple offer situations.

If you are meaning specific to the Walls area you might have a hard time finding someone here. There are plenty of ppl who do work in the Memphis and N Mississippi area here to connect with.

It becomes unreasonable when one person feels like they are doing a majority of the work.  It is also a good idea to have the terms in writing before you get started.

You should have these homes under contract so that it won't matter what info you provide to prospective buyers.
