Hi Casey,
How many properties does the seller have? I'm looking to buy a large portfolio of houses/apartments in the Savannah area.

Hi Austin,
Getting started early is key! I would definitely recommend BP youtube channel, if you like to read, I would check out Millionaire Real Estate Investor by Gary Keller of Keller Williams Realty. https://www.amazon.com/Millionaire-Real-Estate-Inv...
Also your local Savannah REIA is a good place to meet other investors, it meets every second Monday of the Month usually at the Savannah Garden in Midtown on Abercorn. https://www.meetup.com/SavannahREIA/
PM if you have questions !

Hi Edwin,
I live in Savannah, GA and recently sold a duplex I flipped (311 W 34th St, http://www.zillow.com/homedetails/311-W-34th-St-Sa...) and I'm looking to get into bigger properties for rentals as my business grows. I'd be more than happy to talk about investing in Savannah and seeing what we can do for each other.

I have not used them yet
Travis Cormack isn't bad, but he's super busy.
Full Turn Services is good for smaller or cosmetic flips.
I would NOT do business with EMRICH Pro, they are expensive, cut corners and their owner spent some time in prison for defrauding a couple million in receipts to the city.
Howard Depp is un licensed and is a drunk but poses as a licensed contractor.
Hope this helps!

Eric,
I'm always looking for new contractors, would you mind sharing your contact if they are actually reliable and not over priced?
Thanks!

Melinda,
I second what Eric said, there is a TON of information on bigger pockets about wholesaling and almost every other part of Real Estate. That being said, if you want to wholesale I would focus on three things:
Learn to evaluate deals
-Find out the ARV
-Estimate Repairs
-Think of best possible use of property (SFR to duplex, or commercial etc. etc.)
Find buyers for your deals
-Auctions
-Craigslist
-REIA meetings
Find deals and put them under contract!
-Simple assignable contract
-Remember you are selling contracts NOT houses, as you are not a licensed Realtor
I am a local Rehabber in Savannah, if you want to add me to your buyers list I look for properties in Savannah and surrounding areas with a purchase and rehab price under $150k. Feel free to contact me with any questions at Nine one too six 55 six six 33 or curtisb1968 at Gmail.com
Also the local Real Estate Investor Alliance (REIA) meeting meets every second Monday of the month at 6:30pm usually at the Hilton Garden Inn in Midtown 5711 Abercorn St, Savannah, GA 31405.

Definitely keep your duplex and use wholesaling to build capital to buy more rentals. If you are looking to get into wholesaling you can add me to your buyers list. I purchase homes to flip and cheap (5-40K) rentals all through Savannah, Pooler, Port Wentworth and the Islands. Hit me up if you have any questions (Nine one 2)65five-six six33 or Curtisb1968 at gmail.com

You can do a subject-to deal, sign a contract stating that you will continue to pay off the mortgage, do the repairs and then list it and keep whatever is left over after the sale of the property and paying off the mortgage. Good luck buddy! Call me if you need anything!
