I do 30 day cancellation.  Used to do 5 but I’m the last year cancellations skyrocketed. Don’t book if you’re not serious. Those looking for last minute deals can keep looking.

I would sell furnished as a turnkey STR.

But there are now signs that this trend of increased Airbnb listings might be coming to an end as the market reaches saturation in 2023, with Airbnb's CEO warning of a "booking slowdown". At the same time, vacation rental management companies reported a 13% drop in revenue per property in the first quarter of 2023.

Clearly, something is up, with the deluge of Airbnb supply over the last several years now intersecting with a recessionary slowdown in travel demand. A cocktail which is leading to a collapse in revenue for Airbnb operators across America.

The collapse is most notable in the Southwest and Mountain West areas of the country, where Airbnb revenue per listing is down 40-50% YoY. With owners in cities such as Austin, Phoenix, Denver, and San Antonio taking the hardest hit according to data from AllTheRooms.

I wold have thought Joshua tree Ca would be on this list right under Havasu. I am 100% convinced new listings are getting lost in the algorithm.  It used to be you got a listing boost on new listings and now I’m seeing crickets and very few views, even with really good pricing.  People are still traveling, they book higher rent homes with reviews over a new listing with no reviews.  Somethings up.

It’s done through the resolution center (the button that says “send or request money). Send them a request for the extra fee and block the night.  It goes to their email so let them know to check that

Even with a LLC you’re probably going to have to put it in your name. Your LLC has no credit history etc.  When you get your LLC make sure you don’t co-mingle your business and personal money or you render your LLC useless 
People get LLC’s for arbitrage  so they can show they have a business to look legit.  They also use terms like corporate leasing to try and skirt the fact they are listing on Airbnb.  Make sure your lease says you are allowed to list on 3rd party sites like Airbnb and VRBO.  Also make sure you don’t have to background check each guest beforehand.  Leasing agents will say one thing and lock you into a lease that won’t allow STR.

I'm not a Hotel expert but I think you're underestimating your property management numbers. Is that including all your contract labor et? Are you going to have staff on site? Maintenance manager, landscaping, security etc. also how are you factoring your cleaning costs? $75/month? Do you need to factor in all consumables? Again, I'm not a hotel expert but I'm heavily involved in STR so just tossing out ideas. You're gonna have lots of maintenance costs.
