Thank you @Rick Martin & @Chris Collins. We ended up doing both of those!

Where does everyone gather market performance data from? I'm specifically looking for multi-family (apartments) performance over the past 50 yrs or so. I find tons of articles on it, but have had trouble finding source data. We'll use this in our marketing packages when approaching passive investors for syndication. I'm not looking to copy and paste from someone else deck. I appreciate any help!

Thanks for the responses everyone! I agree @Eamonn McElroy, this is an area where you get what you pay for. We did engage with them and they use CPA's but I know not all CPAs are created equal. We will try them out this year and I'll provide feedback. While I am not a tax expert, I work in finance and have a good understanding and will consult my personal CPA if anything looks off.

Has anyone used Prime Corporate Services (PCS)? My partner and I set up a legal entity with them and are considering using their tax services - one time set up fee of $3k and $65/month retainer which includes annual K-1s (2 partnership LLCs) and personal returns for both partners. Seems almost too good to be true. Most CPAs want ~$1k/ filing so $4k in total.

@Derek Diamond I really like that structure. Accountability is key!

That's great to hear @Derek Diamond. Happy to hear you pushed through to build a better life. Would you be able to share what mastermind you joined?

What masterminds are ya'll involved in? Have you found more value in real estate focused masterminds or general ones?

I've heard great things about them but have no experience. I'm open to both virtual ones or any local to Atlanta. I appreciate any thoughts!

Thank you @Jim Pellerin, I will check it out!

@Greg Dickerson, I was thinking of tracking everything involved in unit turnovers and rehab to get an accurate forecast of the value-add implementation. While we aren't liable to anyone but ourselves in our current properties, we want to have an accurate tracking system once we start to syndicate.
