@Sam Hecht  I use Landlord's Cash Flow Analyzer (Canadian edition).  It's not the prettiest solution, but it does analysis better than any other tool I've reviewed

@Sam Hecht  I personally don't use the BP calculator as it doesn't provide enough detail for me.  I use a different solution which includes both Canadian mortgage amortization and Canadian income tax considerations, as well as far more detailed  reports.

Yes, you can invest out of province. There are many threads on this in the forums

It's an Excel workbook with VBA and macros. You can trace all calculations relatively easily

@Derek Kohut

1) they lack detail (they are good for a quick analysis, but not what I need for real number crunching)

2) they are not customized for Canada and do not consider Canadian financing or taxation (both of which are included in my preferred solution)... here is a screen cap

Yes... that's the one.  Canadian version for Canada. Its a series of macros in Excel, but it calculates every metric you could ever hope for and does projections over whatever duration you choose

@Yulin Wang   I invest only out of province. My recommendation would be to remove the geographical restriction so that you are open to all markets and can invest where it makes sense for your strategy.  If flying is going to truly be a barrier, set yourself up for a long exploratory road trip to build connections and learn about potential markets. While lots of leg-work can be done virtually, there is no substitute for visiting a market to get a true feel of what makes it work.
