Yes, since moving forward from this deal I have closed on another buy and hold SFR and currently have another property under contract . Still looking for my first multi family property though!

I am seeking $83k in acquisition funding and approx. $7k towards the rehab. ARV is $120k If your product does not allow for the rehab portion, it is not a deal killer by any means.

Yes, those are the current taxes and I have verified them with the county....pretty lame huh! The main plan was cash flow but I was also looking to earn an equity position once the asset was stabilized, although after re-running the numbers several times, the latter seems a bit hopeful more than realistic. One hiccup along the way during the renovation and that goal is gone!

Great advise on building the management fee into the numbers in preparation of the lender taking this action!
