In the last week or so I received at 3 calls from sellers that I sent letters to 3 months ago. And 1 of the 3 just received a second round of letters from me recently. I plan to make a deal with at least one of those sellers. Direct mail takes time. Just be consistent and patient with the letters. And follow up with anyone that calls. My response rate is probably a little better with letters than post cards. I've gotten good responses using both however. I usually do my own letters and I send out about 200/week.

I'd like to start a direct mail campaign that targets homeowners in bankruptcy or have recently had a loan modification. Currently my focus has been primarily absentee owners and a few probates. But I'd like to focus more on homeowners who are truly motivated and believe this is a good group to target.

Has anyone had much success with marketing to these groups? What have your results been like?

@Bill S.  who are your primary leads? Absentee owners, probates, pre-foreclosures, etc?

@Marcus Louvier Lease Options are very difficult and risky to do in the state of Texas. You'll definitely need to seek out legal council before going that route. There's not a lot of meat in this deal. So I'm not sure if the cost of that is worth it.

Make sure you download the Google Voice app. My calls come in as "Google Voice" that way I know if it's personal or real estate related. But with the app you'll be able to call them back directly without going to your gmail account and you can also text from your Google Voice. I get texts periodically from leads so it's good to have.
