@Sheena Michael Dillon I went to my first RICH event last night and it was really informative. It was mainly for newcomers in investing. Seems like a pretty good operation. Linda, one of the mentors, taught the session. She was very personable and offered a lot of good information, particularly on finding foreclosures. Since that's her specialty. I ended up joining. I plan to check out Lifestyles Unlimited as well.

They are both awesome books to read. I'd take some time out to read at least the first book on Flipping. And the second book on Estimating Cost can be used mostly as a reference.

I've taken 3 classes online and couple in person. I suggest taking a few classes in person if you can. Some things you won't learn from just reading a book or pdf. They have 2 day weekend classes as well if that fits your schedule better.

@Bryan L. I really like that approach. Particularly about giving the seller both sets of info. So if you can't get the deal on the back end by buying and flipping the house, you can possibly close a deal on the front end or retail side. You're able to help the seller and make money either way.

Hey BP I'm a new RE investor who is also currently working on obtaining my RE license. My primary goal is to be an investor and to use my license as a means to further my investment goals. But I'd also like to help other investors who don't have access to MLS and who need help buying and selling their properties. And even non-investors as time and opportunity permit.

For those RE agent investors, how do you market yourselves? For example, on your business cards do you state that you are an investor and an agent? Do you have separate business cards marketing yourself as a Real Estate Agent and another as Real Estate Investor? Have you ever had any conflict of interest issues? Essentially, I'm trying to figure out how to integrate the two.

@Sarah Lam make sure you verify the property tax information. $210/mo. seems a bit low for a Houston suburb. So just double check those numbers. If it's located in Harris county you can use www.hcad.org to find out.
