Hi!

I am looking at pre-foreclosure homes and was wondering if there are some dos and don'ts when reaching out to the pre-foreclosure owner to see if the would be open to potentially selling a home. Best practices in terms of how to reach out, through real estate agent? Also, anyone have a letter templates when reaching out to a pre-foreclosure home?

For reference, I am looking in the Virginia and Maryland areas.

I would ask what locations you are looking at to do BRRR and cash flow in VA. I am a new investor in the Northern VA area and it is definitely an expensive market. I purchased a townhome in the Burke area.

I am actually originally from Richmond, grew up there all my life. I seen some multifamily units in Richmond, but they mostly have been much older units. From speaking to some investors in Richmond, they tend to go with more BRRR approach for single family in the area. Thank you for your input and connection! Looking to speaking to you in the future!
