Can you find a Private Lender or switch to Hard Money Lender?

They only need 15% down and you could refinance with a conventional loan in few months once you saved more or “seasoned” your down payment.

Does anyone know any Private Lenders who do deferred lending in Maryland? One that doesn't require you to be an LLC.

I work for the US Postal service and the last thing I ever want to hear from a tenant is that their rent is “lost in the mail”. It does happen and I don’t want to be out a months rent waiting on it to show up. We have our tenants go to the Drive thru in the bank and deposit it right into our account on the first. The teller gives them a receipt and we’re all good. 

What would happen if a tenant came in to me and Paid $25.50 to Express Mail your rent on the 2nd or 3rd and you got your rent the next day. You got it before the 5th, so technically it’s not late. Do you charge them a late fee?

@Bob Romano I never understand, when you say the rent is due on the 1st but no late fee until the 5th. Then why would the rent ever be paid before the 5th? It’s due on the 5th. The 1st is just the day you want it. It’s never going to get paid on the 1st. If rent is due on the 1st, then it is late on the 2nd.

@Josue Vargas What about being a private investor in someone else’s Real Estate? You don’t have to headaches and get a better rate of return.

I have 2 story home that I am doing a total rehab on soon. I am thinking of doing a 2 story addition that would be easy to do as it would square the shape of the house.

On the first floor I want to add a full bath and above it add space to the smallest bedroom that would make it a nice size bedroom.

We would just have to put down a foundation and frame up an area roughly 12x10. Then run plumbing lines to new bath. Also, extend roof over new part of bedroom.

My question is what professionals do I need to do an addition. Is a Contractor enough? Do I need an architect? Any other professionals I’d need?

@Lisa Kattenhorn I never allow tenants to do work for me. A few years ago, when I was starting out, I allowed a tenant to do some flashing on the chimney of their duplex because it needed to be done and the tenant was Spanish and didn’t speak much English but his wife said it was the type of work he did. I gave them a break on the rent over a couple of months to pay for the work. When we had a heavy rain a month later the neighbor complained about water coming in again. I came out with binoculars to try to see if the flashing was done. I asked the wife of the tenant who was supposed to do the work and she got very nasty with me and told me “ I know he did the work!” Once I pulled out the binoculars and began to look at it, her tone changed to ” I think he did the work”! He hadn’t done anything! I told her they had to pay me the back rent for the work not being done with their coming months rent and then they failed to pay their next months rent and had to be evicted. Never mix the two services. You supply a place for your tenants and your workers provide work for you. Not good to mix.

@Ken Hicks I’m down in Eastern panhandle of WV. I saw the really low prices for properties there. I’ve heard it’s a depressed area and I’ve heard there is severe heroin problem. Is it worth picking up a cheap property and putting some money into it? Is there a future?
