Help each other, to a certain extent, yes. BUt to "TEACH" and take time away from doing my deals, putting food on my table to help others.. not so much.

How long.. I did my first deal within 4 months. Now doing large deals. Feels good. But what I noticed was that within weeks I was able to network with more confidence and understand the discussions other had much better.

Yes. I know several. The issue, and I agree, is that those formally in Education, are a joke. They make their living selling education not doing real estate. Rather, I found someone and asked to join/pay him.  He does now sell mentoring/coaching, but I have seen how many want his services and would say most yeah MOST get turned down. That made me honored he took me, and showed he knew the value of time.

So the point here is, don't seek out those "pushing" education, but rather those that are INVESTING, then offer to pay them for their time and knowledge.

But if someone has so much free time they can willingly give it away or give away all the knowledge they gained through the years to just teach people that will compete with them for deals. That person needs a lesson in business.

In Illinois the eviction process depends on where the property is located. THe last time I did an eviction in Cook County (Chicago), it took me about 4-5 months if I recall to get the judge to order the eviction, then it was 11 weeks before my number came up for the Sheriff to come enforce. It was terrible. In that time they lived free, tore up the place, etc.

After that, I vowed to never own in Chicago/Cook again.

@Account Closed is correct in Indiana, depending the location, evictions from day file to day they are removed can be anywhere from 16 days on the bottom end.

I would honestly disagree about your statement that one should not pay for education. It scares me the quality of advice given by someone that doesn't value their own time. I want someone that gets business, and that TIME has a value to it. Let alone the knowledge.

I wish you luck, but just my commentary on the matter in that, more often than not, free advice is worth what you paid for it.

Do you want a Doctor working on you that didn't pay for their schooling?

Years ago I attended a training class. Guess who sat next to me taking the most detailed notes I have ever seen anyone take. Yep. Andrew Holmes.

I didn't hear of him after that, until he shows up at CCIA promoting some bus trip. Then it was radio silence even from CCIA.

Until a video of him circulated on the web (it is now removed). He was speaking at a Dan Kennedy event. He stated how he "USED" the CCIA to get instant credibility and running the seminar would make him more money than real estate.

After that, CCIA pretty much banned him. So he started his own club. HE did it at the same place as the CCIA, but then after some arguments, he moved it to the same place the WCRT meets (yeah that is the training class he was in years ago)

Basically, he is a con-man that doesn't do original things. That is my personal take. If you even give him money for a list, don't you think he is selling the same list to everyone. So everyone will send the same letter to the same people, they all get turned off and only Andrew profits.

Foreclosures in Indiana don't take that long. And yes, if you go to the local recorder's office you can see he took title in his own name many a time. One property also had a IRS Tax Lien (actually 3) filed on it.

Feel free to see one such document here: http://www.lcrecorder.com/records/recording/show/2...

Just asking. Wanted to see if he was able to get the ship righted, what he did to right the ship and make people feel comfortable that the same won't happen again.

Is this the same Wayne that lost a few houses to foreclosure that now are owned by other local investors? Just curious.

I don't think they are meeting on Mondays anymore. The guy running it I think had some kids so he isn't free as much for networking meetings.

Hey @Ralph Miller welcome to a fellow Chicagoan! Great that you are getting things moving. I am actually headed to a networking meeting for investors out in Oak Forest this evening. You should consider going.
