I thought it would be fun to get a forum going to see what everyone's unique ways they have come up with to add value to a commercial deal.

I always look for coin operated laundry or a garage you can rent out that is not currently listed as a unit.

I am excited to hear the responses.

You have options:

#1 if you make good money then you can report your earnings which is something most in your shoes do not do, I understand it sucks paying taxes but it can be beneficial on the finance side of things.

#2 You can always wholesale to get your foot in the door and build up some cash that you could buy a property with.

#3 You can find a partner that can get financed or has the cash however you will need to bring something to the table which would be your time, make sure you study the market you want to be in.

#4 You can do rehabs with private lenders and then commercially refinance, a bit trickier but it can be done.

The most important thing is you don't give up, come up with a game plan and execute it.

Go to small local banks and start building a relationship, for me as long as my property is cash flowing I can typically get a refi.

REIA, ACRE, @Jerry Kisasonak has a group that meets in the east and @Alex Deacon has a group that meets in the south every 2nd Saturday of the month.
