@Lindsey R. I can share with you the way I do it here in the Pittsburgh market. Hope this helps. Because I have access to the MLS I first will pull up comparable sales within a few streets of the subject property. You could use the web to find recent sales if you are not a real estate agent. Next I would do a google street tour of all the comparable sales to compare how the street looks and the curb appeal was for each property. Also try to research and compare square footage of each property.

@Cody Wilson I own about 20 units down in the Mon Valley area and we were not impressed with the management companies we found in the area, for now we are going to hire an in house person to manage our units but in the near future we might have the ability to help folks in this area. @Anthony Angotti hit the nail on the head, buying turnkey you will get lower returns however if you are good with lower returns and would rather not have to worry for your investment until you have your feet than I get that.

Sometimes it is best to just let them go, I like cash for keys because if you toss them a few hundred and they leave the place spotless that is much better than paying a few hundred and having a trashed place after all is done.

Had one last year that costed me $3000 to turn over because they left the place trashed.

Being an agent is all about disclosure, if you don't disclose properly you risk losing your license if ever turned in.

Every contract you write for yourself and every piece of marketing you do should have a disclaimer and you might want to go a step further and have the person sign a general notice before writing any business that they understand you are an agent.
