No you didn't directly say that small firms don't belong to NAR but you did hint at it and you also said small firms can be unethical when really any firm can be unethical, just because you have a national brand doesn't mean you will not be shady.

@Austin Bakich there is no book that will help you better than getting to know some developers. Each community restrictions and how the government works internally is different. If there is a way for you to netowrk with other successful developers thats your best step. Maybe bird dog and find deals for them and get a piece of the profits. Your education will be priceless and if the project makes money thats icing on the cake.

@Mark Abbott if this is like the process here in Pittsburgh and its similar to whats called the "Sheriffs Sale" then you will need to wait for the deed to be recorded. Also make sure there are no clouds on the title etc.. if you are not familiar with the process then find yourself a good RE attorney who knows the process. and can walk you through it. If you have already done that or know you have a good title then I guess the next step is to get the property sold as is or fix and flip or fix it, rent it out and hold it long term.

@Craig Lessler there is not a very good chance you can do anything about it right now but if you get a good tax appeal professional they may be able to go back more than a year but I cant be sure. Our tax appeal specialist does probably 100 appeals for me, my clients and a lot of other investors I know and her win rate is exceptional.

@Carloz Gil first of all you wife is a gem to give up that sunny weather. If you want to buy in a very good area the cash flow is not going to be great but it will at least get you in the door. Unless you find a duplex that needs work or is in a C or D area this is what you are going to have to settle for. If you find a property that needs extensive repair then an FHA loan will probably not work due to the appraisal inspection that comes with FHA guidlines.

@Jeremy G. That does sound very high. We have a lot of units here in the Pittsburgh market and given your replacement cost that still sounds high. Are you in a flood zone or something out of the ordinary? Did you try calling the current owners insurance company for a quote.

@Ritch Bonisa great market. We do a 1/2 dozen year and I know some other investors that do 3-4 a month. Its not easy but the market is there if you know what you are doing.
