If you are brand new and do not have an investor base that you can call on the best way to find deals would be to go through a broker or another lender who already has that experience.

I'd recommend working with others who are already in the industry. They can help you review deals and make sure you are not putting yourself at risk. Also, some states limit the number of private lending deals that you can do per year without either needing a lending license or going through a licensed brokerage.

@Manuel Jesus You can start lending money well below 2M. The more you have out the more you can potentially make. @Kris L. is right. 15-20k/month at typical rates is pretty accurate depending on the market you are lending in.The biggest thing is making sure that you are not lending too much to put yourself in a bad position if the deal goes south. I would recommend working with an investment broker. The benefit of that is that they typically weed out any bad deals before they reach you and can offer a second set of eyes on each property. Hi @Jake Schwiss, It really depends on the individual Lender. Some Hard Money Lenders will only lend to an LLC and others like us are willing to lend to an individual person. Hope that helps!

@Matthew Lukas Unfortunately, we do not lend at that amount either. It really comes down to if we have to take back the property, would it pay for the fees associated with the foreclosure. Our limit is 80k loan amount for Georgia. Good luck with the property.
