My initial response to you saying you want to invest out of florida because of home prices here is simply because of the Naples area lol. It is from my knowledge always been an upscale luxury area with the cost of living to be high. 

I personally see a difference in price for different areas of fl. 

Florida has a great market for investors despite the price tag.

Florida has many great areas to invest! Depending on what you are looking to do will tell you whether you should stick around here to invest.

College debt is bad debt that can affect you from taking out loans for good debt. aka (real estate investing) 

Spending 4 years taking classes to learn things not even related to real estate investing doesn't make any sense to me. 

Personally I have taken those classes to help me with real estate and I realized I should just leave and start investing and working as a realtor.

This is allowing me to be able to buy a house within 1 year and live for free. 

Your friend will need income if they plan on personally qualifying for a mortgage. After 4 years of school, I wouldn't want to wait another 2 years to show I am making income to get a loan.

All the info you need is online or in the hands of local investors and realtors. People in this field want to help, that's why we are here on BiggerPockets.

Hey Rey! The first thing I suggest is finding a good realtor in your market to see if you would be able to buy in your area. They could also help you find an area to invest out of your area. The reality of having a budget like that is you may be forced to buy in bad areas and have no funds for updates/repairs. 

Have you explored all your funding options? Investment strategies?

This might be a little harder, but you could find a realtor/investor/moving company that has access to appliances and furniture for sale or trash.

I just got a free couch and dining room table from my friend who has a moving company.

I would start by looking at your local market. If you are not too into statistics, find a realtor that posts market updates/research on your local market. After looking at the different areas of your market you can put together a pretty good idea of if your market is good to invest in. 

Other than localized factors there are things that are more national/federal like rates/broad price reduction.

Things like # of homes sold, on market, expired, amount of homes being bought as investments, rental rates, vacancy rates, apprecation, etc.. will help identify a good market.
