Nice buy! You are local so driving 9 miles to see your house and the neighborhood every weekend if you wanted to isn't a problem.  

At that price I think it is well worth the experiment.

On the phone app the 3 dots are blue

The dots are horizontal in line to the right of your name. They are small but there.

When you are looking at the post there are 3 green dots on the top right underneath the reply button.  Hit that and a drop down "quote" will appear.  Hit quote and the quote will appear at the top of your response to that particular post.

Let me give you some life experience advice: The real estate game is hard enough in itself.  If you have a wife, girlfriend, significant other, or someone else that has influence on your plan, then BOTH of you need to be on the same plan.

If you two are not then your plan and relationship could be strained beyond capacity.

I would suggest you and girlfriend work out your together plan and both buy in to the same plan because this game could easily lead you down the path of pointing fingers at each other and ruining your relationship.

Once you settle that then I believe you will have a better base to begin.

My point is don't get into something together and then say my girlfriend doesn't want to do something.

If you are together then it has to be WE or it will put undue stress on an already stressful situation.

My 2 cents.

Life can teach you alot (49 years old, property investor, married 27 years, father of kids your age)

This sounds like a gimmick to me.

800 credit

W-2 income to qualify for mortgage amount

Last 2 years tax returns showing the income

Money for down payment in bank

3 to 6 months reserves in bank account for 6 months

This is all the certification I have ever needed to be legit!

In order for a process to be repeatable, all the variables or steps need to be constant.

In your process there are too many unknown variables which make it unrepeatable consistently.

But it is a well thought through plan if you can get it to work.
