@Frank Williamson from your posts, it's sounds like you may have a multi family deal you want to do. If u have a good one in your sights but no capital, seek someone who could help you get into it. Let me know if I can help.  I agree with the above to remain focused on your current project. Cash out refi could be an option but I understand having issues moving through the process. Selling is a good option as @Thomas DeMoss suggested. He is a great resource if you wanted to explore that option.

congrats Josh. That looks like a solid deal to me.  One question, what are you allocating to monthly repairs/maintenance or do you already have a reserve for this? I see you have a PM but I would assume they charge for maintenance calls on top of their fee.

@Kurtis Montgomery I would agree with @Jay Hinrichs on this. You should be looking for an equity partner. You have a valuable skill set you are able to bring into a partnership. If you can find good deals and manage rehabs well, you shouldn't have a lot of difficulty finding an equity partner willing to fund the deal and split the profits.

What repairs would be needed for the property? Check out major systems like roof, hvac, plumbing, electrical. Even though it is currently rented, if you don't account for needed repairs or replacements, you could have some major unexpected expenses pop up soon after you close. Good Luck!

Travis, I don't have a website yet either but am interested in getting one going. There are many threads on BP about the topic. What you will find is that your needs and intended use will dictate what direction you choose.  Wordpress, Wix seem to be pretty popular and affordable to get started with. Like I said, it may depend on what you want to accomplish with your site.  Good Luck!

I've seen this a lot in the south and usually is implemented to keep a place cooler.
