@Melissa Gittens Hello Melissa, focus on vacants you can drive for dollars, crush your neighborhood and surrounding ones. Put your leads in a crm podio (free). Then you want to skip trace the owner via white pages premium, cold call and see if they want to sell.  Analyze property to see what the max you can offer via truila, zillow, etc. Go on appointment, get the contract ratified and re assign the contract (wholesale) to an investor and rinse and repeat... Would love to help.....

@Josh Barrett easy peasy. Pull the area your targeting and pull all closed cash sales in the last 180 or 360 days and you can export that data to an excel. Another way is rbi market stats free for realtors or you can use rpr which is another free tool for realtors as long as you have a nrds #.

@Vedran Josic I currently use a text and vm automated service and it works pretty good. I use to cold call but had to find a way to innovate the waiting process. So now they call and text me back. I would love to share the service I use with you..

Hey Hector,

Have you considered reaching out to a realtor and have them pull this list for FREE. Just give them the criteria (absentee owner, 25yrs+ ownership, county,city, subdivision). They can pull via mls tax record and export to a csv file for FREE. Tell them whatever don't work out you will refer it back to them for a possible listing. Hope that helps.
