A mother and 5 children, 3 of them being 18 or older. Should I have each of them on the lease?

@Nicholas Covington, looking at it further.  What we paid for the property is hurting us for the amount of work we have put into it.  Ideally we would have been looking at getting a better deal on the purchase which would naturally increase the spread and allow us to pull more invested money back out.

Was planing on cash out refinancing a house hack in Texas. Learned of the 80% loan to value limit.

Does this making BRRR-ing in Texas more difficult then other states?

@Watson Hilaire @Jerry Padilla Correct me if im wrong but using the state numbers in Watson's post, the most he would have been able to cash out is $6000? (not considering any closing fees) 

$220K x 80% less $170= $6000
