@Jonathan Klemm I was specifically asking for Illinois. Although I am in Texas my partner/contractor is in Illinois. Mainly looking to make connections with those who can move wholesale deals in case we can’t fix and flip an opportunity/deal.

I'm virtual (TX, real estate agent) and my contractor/partner is local to Joliet, Shorewood, Minooka, Channahon and Morris.
We are looking to pick up fix and flip opportunities in these areas through direct to seller. Knowing we wont be able to flip every deal, we would need to wholesale/wholetail/novation some off...
In search of connecting with licensed agents/brokers that are open to Wholesaling deals we cant take down for a Fee of course....????

What’s you plans with the house? If flipping to sell I’d talk to some realtors and and see if it’s possible to sell a house with this situation when you disclose.
If holding for rental then I’d assume you can live with it until a actual problem arises.
Regardless I’d look to see if an exterior reroute is possible.
I had to do a 2300 sq ft house, bids were 35-45,000 for working under the house and liners. Got down to $17,000 doing the work on the exterior. We did have to open the slab floor to replace one coupler, luckily it was under carpet and not where I had just put down new lvp flooring.

Looking at a home on this week, sounds like a light renovation, floors, paint, some master bath updating. Going to be competing against IBuyers. Any words of advice/suggestions in approach/evaluating the deal????
I feel like I’ve read they are known to over pay for homes?
Has anyone gone up against any? If so care to share some pointers?

Starting a rehab, I’ve had five plumbers out, 3 came back with bids two of them are just under $11k (moving a toilet and shower drain on slab foundation and other misc.) the third is at $5k, of whom I had to write the contract up, confirmed the scope to match others, have found good reviews on a contractor site.
Obviously I’ve read be weary of the low bid, $7k is a tough pill to swallow on this one as it’s redlining my budget.
Amy similar experienced stories to share??

Weighing my options on a home occupied by family who will be moving out this July. Debating on holding and renting or selling. Home has a pool and I’m not at all excited about renting a home with a pool. (Texas)
Any experiences that can be shared?
Any tactics implemented in a lease to be sure pool is cared for?
Owning the home for 7 years I’ve learned the TLC that is needed on pool upkeep.
