I know for instance there cheaper than traditional single family and multi family there are investors that have made millions dealing with mobile homes

I would say don't mind the agents instead seek your own due diligence every area has great potential but as far as flipping it needs to be an area of demand with people moving in and buying houses so you can easily flip and not be stuck carrying  a property loosing profit

all over in all corners of the market it's just your ability to analyze a great deal doesn't matter the area just what you can do with it also texas Is a great flipping Mecca

not at all but go FHA as they do financing 96.5 percent of purchase price with 3.5 percent down , down to a 580 credit score your in great shape to get a loan also they do this financing for multifamilys 1-4 units and single familys

I watched the same vid and yes it is true if you googled loan approval with promissory of employment everything he said was true except in that video on youtube his numbers were off a little and he wasn't taking certain things into consideration but overall he tells the truth I'm going to also be getting the promise of employment to qualify for a loan because otherwise it would take us to have two yrs w2

I think this is a great idea to receive multiple cash flows to hedge against mortgage taxes and insurance and prop management but I imagine you'll be managing it . Also property appreciation and equity build up . Make sure to buy in a good area possibily under value because of a little rehab work since your handy this will allow you to walk into equity with the purchase

definitely read hip hop to homeowners by jay morrison it's for free on his website just google his name and the free down load is on his website this book is definitely an amazing starter also read rich dad poor dad and watch videos with Robert kioysaki as he's very knowledgable regarding real estate another would be donald trump but not him his father feed trump and all of his success

start eviction process your having to pay carrying cost as they are delaying your money sorry but eviction process time start looking for a new tenant as far as them just help them see of they can come with something if not then move on

you need a buyers list and sellers list as far a contract this will come with the structuring of the deal between you and the buyer
