Following up on my original ask for anyone else looking later: it doesn't make sense for us to get a cost segregation right now because we are not real estate professionals, we do not have an STR, and because we're not cash flowing enough yet to try to offset that income.


If and when that last item changes, we'll revisit the issue.

We're looking to do a cost segregation study on our duplex in Corvallis.  We'd appreciate any recommendations or prior experiences with companies which do this, rough cost, and any other useful information.

We're looking to build a detached ADU behind our existing duplex in Corvallis. Because we already have the duplex, our existing insurer State Farm won't cover an additional structure, so we're looking for a carrier to:

- Provide fire/theft coverage during the build

- Provide 1-2 policies to cover both structures once the build is complete and has passed all its inspections

We've already been in touch with Obie, but we're wondering whether anyone has other recommendations for comparison shopping for during the build, after it, or both.

Can you clarify "you can't have another separate tenant live there?"  Why can't we have one, especially if we could have permitted separate utilities?

We have a 4/2 attached duplex up and running in an Oregon college town. The property has a decent-sized lot with a carport past its shelf life. We're considering knocking down the carport and/or putting in another ADU, ideally a 2/1, to bring our comps to 6/3.

Has anyone investigated or done this recently, and have advice on the subject?  We're looking to gather info about likely cost, pitfalls, time required, considerations when obtaining financing, etc.
